Your garage door is usually the largest moving part of your home, and in Tampa Bay it deals with salt air, humidity, intense sun and hurricane-force winds. A little regular maintenance keeps it running quietly, slows down rust and helps it hold up when a storm comes through. Here’s what St. Petersburg and South Tampa homeowners should keep an eye on.
1. Lubricate Moving Parts Twice a Year
Hinges, rollers and bearings need lubrication to move smoothly. Use a lubricant made for garage doors, such as a silicone or lithium-based spray, rather than heavy grease, which collects dirt. Don’t lubricate the inside of the tracks; those should simply be kept clean.
2. Check the Rollers and Hardware
Worn rollers make a door noisy and jerky. Look for cracked, chipped or wobbly rollers, and check that hinge and bracket bolts are tight, since vibration loosens them over time. A door that’s suddenly louder than usual is often telling you something is loose.
3. Replace Worn Weatherstripping
The rubber seal along the bottom of the door keeps out rain, bugs, leaves and hot air. In Florida’s sun it dries out and cracks faster than in other climates. If you can see daylight under the closed door, or water gets in during storms, it’s time to replace the bottom seal and check the side and top seals too.
4. Stay Ahead of Rust
Salt air near the water speeds up corrosion on springs, hardware and steel panels. If you live close to the coast, rinse the door and hardware with fresh water a few times a year, touch up any chipped paint on steel panels, and replace badly corroded hardware before it fails.
5. Test the Safety Features
- Auto-reverse: place a piece of wood or a roll of paper towels under the door and close it; it should reverse when it touches the object
- Photo eyes: wave something through the beam while the door closes; it should stop and reverse
- Balance: with the opener disconnected, a balanced door stays put when lifted halfway
If the door fails any of these tests, stop using the opener until it’s fixed.
6. Get Ready for Hurricane Season
The garage door is often the weakest point of a home in high winds. If it fails, wind can get inside and put pressure on the roof. Before hurricane season, check that the door, tracks and brackets are solid and secure. Many older doors aren’t rated for today’s wind standards, so if you’re replacing a door, make sure it meets the wind-load requirements for your area. Leave Springs and Cables to the Pros
Garage door springs and cables are under extreme tension and can cause serious injury if they snap or are handled incorrectly. If a spring is broken or a cable is frayed, call a garage door specialist rather than attempting the repair yourself.
