When you’re selling a home in Tampa Bay, first impressions happen online, in the listing photos, and then again at the front door. Buyers notice small problems, and home inspectors write them all down. The good news is that many of the repairs that make the biggest difference are small, affordable handyman jobs. Here are the pre-listing repairs we recommend most to sellers and realtors.
1. Fresh Paint and Drywall Touch-Ups
Nail holes, scuffed walls and water stains make a home look tired. Patching drywall and repainting in neutral colors is one of the most cost-effective ways to make rooms look clean, bright and move-in ready in photos and showings.
2. Fix Doors, Hardware and Anything That Sticks
Buyers open everything. Doors that rub, drawers that stick, loose cabinet hinges and wobbly knobs all send the message that the house hasn’t been cared for. These are quick fixes that change how the whole home feels.
3. Take Care of Small Plumbing Issues
- Leaky faucets and running toilets
- Slow drains
- Cracked or missing caulk around tubs, showers and sinks
- Stained or cracked grout
Fresh caulk and clean grout make a bathroom look updated without a remodel.
4. Update Lighting
Swapping dated light fixtures and replacing burned-out bulbs makes rooms brighter for photos. Using the same color temperature throughout the house helps listing photos look consistent.
5. Boost Curb Appeal
- Pressure wash the driveway, walkway, pool deck and siding
- Repair loose fence boards and gates
- Paint or refinish the front door
- Replace torn pool cage or lanai screens
- Clean gutters and fix anything hanging from the roofline
In Florida, a clean pool area and intact screens matter to buyers. It’s often one of the first things they walk out to see.
6. Tackle Common Inspection Items Before the Inspector Finds Them
Getting ahead of the inspection report can help negotiations go more smoothly. Common items we fix for sellers include:
- Missing or non-working smoke detectors
- Loose handrails and railings
- Wood rot on fascia, soffits and door frames
- Damaged window and door screens
- Minor water damage on drywall and baseboards
Some sellers get a pre-listing inspection so they can fix issues on their own terms. If a buyer’s inspection report comes back with a repair list, we can work through it quickly so your closing stays on track. Larger items like roofing, electrical panels or HVAC systems should go to a licensed contractor.
