Tampa Bay’s heat and humidity are great for beach days and tough on houses. Moisture in the air, afternoon downpours and tropical storms all work against wood, drywall and paint. Catching problems early saves you from expensive repairs later. Here’s what to watch for and how to protect your home.
Wood Rot: The Silent Florida Home Problem
Wood rot happens when wood stays damp long enough for fungus to break it down. In Florida homes, it shows up most often in:
- Fascia boards and soffits, especially under clogged gutters
- Exterior door frames and thresholds
- Window sills and trim
- Deck boards, railings and fence posts
- Bathroom subfloors around toilets and tubs
Warning signs: paint that bubbles or peels, wood that feels soft or spongy when you press it with a screwdriver, cracks and crumbling edges, and a musty smell.
What to do: Small areas of rot can often be cut out and replaced with new wood or rot-resistant PVC trim, then sealed and painted. Widespread rot or rot in framing and structural members should be evaluated by a licensed contractor.
Mold and Mildew
Mold needs moisture, so the goal is keeping surfaces dry. Watch for dark spots in bathrooms, closets, around AC vents and behind furniture on exterior walls.
- Run bathroom exhaust fans during and after showers
- Keep indoor humidity in check by running your AC and not setting it too high when you’re away
- Fix leaks under sinks and around toilets promptly
- Re-caulk tubs, showers and windows when caulk cracks or pulls away
- Keep gutters clear and water draining away from the foundation
Small surface mildew can usually be cleaned. Large areas of mold, or mold that keeps coming back, point to a moisture problem that needs to be found and fixed. For significant growth, consult a mold remediation professional.
Water-Damaged Drywall
Stains on ceilings and walls, bubbling paint and soft spots near baseboards all point to water. Always find and fix the source first, whether that’s a roof leak, a plumbing leak or AC condensate. Then the damaged section can be cut out, replaced, textured to match and repainted so the repair disappears.
Paint and Caulk: Your First Line of Defense
Exterior paint and caulk do more than look good. They seal wood and stucco against moisture. In Florida’s sun, caulk dries out and cracks faster than in cooler climates. A yearly walk-around to touch up paint and re-caulk gaps around windows, doors and trim is one of the cheapest ways to prevent wood rot and water intrusion.
A Simple Seasonal Checklist
- Spring: Re-caulk windows and doors, pressure wash siding and check for soft wood
- Before hurricane season: Clean gutters, trim trees and fix loose fascia and soffits
- Late summer: Check bathrooms, closets and AC closets for mildew and leaks
- Fall: Touch up exterior paint and inspect decks and fences
